WORDS I LIKE — You don’t need certainty — just clarity.

Inventory's climbing again.

You've heard this story before.

2008. The crash. The freefall.

Your gut says: here we go again.

Denver's current listings would need to grow by more than 50% to touch what that market actually carried.

This Is Where Clarity Lives

Denver's active listings just climbed to 13,115 — up 2.91% from June. When inventory rises, it's easy to assume the market is turning.

That's from DMAR's July 2026 Market Trends Report, published August 5. Even with the monthly increase, listings are still 6.29% below where they stood a year ago. Growth, not oversupply.

Most retirees weighing a move compare today's numbers to 2008 instinctively. Today's 13,115 listings remain well below the 20,000-plus this market carried routinely between 2008 and 2012, says DMAR's Amanda Snitker. In her words, the market isn't oversupplied — it's simply no longer scarce.

For a retiree deciding whether to sell now or wait, that distinction matters. A slower market isn't a warning sign — it's more room to be selective. You get to sell on your timeline, not a decade-old fear.

You don't need to predict where this market goes next. You need options that don't require guessing.

THIS WEEK'S TAKEAWAY

This market isn't 2008. Don't let a 20-year-old fear decide your next move.
